Wow - I almost fell over when I saw one of those Highlands listings. That's my old school bus stop location for Highland Oaks (back when we called it grammar school - yes I know I am dating myself).

At least some of the homes in Arcadia retain their original charm, as you have noted. The McMansion exteriors are somewhat horrific, and the interiors (when they are actually lived-in, and not cleared out under cover of darkness) look like TJMaxx threw up on them.

I like Irvine because it's so well planned, but yes - they too have the McMansion bug. The ugly overbuilt homes look even worse there because Irvine lot sizes are generally smaller than those in Arcadia.

The links to the comparable homes at $1.2million were intended to capture what a buyer could get at this point in time. I wouldn't spend $1.2million to buy any of those homes right now because I wouldn't buy any real estate now.

What is worse than over-using a small lot, many of these rebuilds just don't fit in with the neighborhood architecturally. That to me is what makes them such eyesores. In my old neighborhood in Irvine (built in the early 70s) every 10th house or so had been knocked down with a gigantic 2 story monstrosity in its place. These houses easily had double the square footage as the neighbors, and this is a zero-lot line, 5000 sq-foot lot type place. Not pretty.

I looked at the 1.2 M houses you suggested. Truly beautiful neighborhoods, but I'll be damned if I spend over 1.2 M on something and it *still* needs updating. I can't imagine these homes will be above the million dollar mark for long.
