IB,

That was also my reaction to the backyard. With that larger-than-normal lot size (1.3 acre!), you'd expect a lush of green grass and giant trees to provide natural shading.

Most they get for this is 1.5, and that assumes they find the perfect buyer with the same quirky (i.e, lack of) taste. It needs work on the inside. The kitchen is ugly and old, and one suspects that much of the house shares the same blech-ness. It's also architecturally boring. A few expensive details dropped onto a house that can't figure out whether it wants to be a crap McMansion or a traditional ranch. Then there's the back "yard." Seriously, who paves 90% of their back yard? What's the point in being on an above-average sized lot if you don't get the benefit of grass, gardens and/or trees? You'd have to rip all of that up. So, all in, call it 1.4.

Wow, these people have done absolutely nothing to the house to add value, and still think they are entitled to >25% for the 20 months they've lived there. Do they think it's still 2005 where you could do that? The $1.3 paid in 2003 is probably closer to what they should be getting.
