Thanks for the heads up on that, Zen.

This just shows how some real estate agents are so sly that they just chuck the book on code of ethics out the window. He should be fired and have his license revoked for fudging the numbers. And I thought the members of the NAR can't be discredited anymore than they already are...proven wrong yet again!

Public records show that this home was sold in the 70s for $42,000. It was then transfered/sold to the current owner in 1991. The recorded Grant Deed verifies this transaction.

As for the purchase price of $1,140,000, this was also reflected on public records. But as you said, this may very well be a bogus sales price. Thanks for pointing out the discrepancy!

As with all the public record databases, they are "Deemed Reliable, But Not Guaranteed".

The last sale of this house was in 7/27/1972 probably for around $50,000. The listing agent made up the last sale numbers.

I would like to hear all the stories of bougus listings by agents luring business. One of my colleagues found a fictional listing with the pictures of his house. The agent sold him the house two years earlier and re-used the images.

From the assessed value and 2006/2007 property tax of around $2000, the house was not purchased in 1991 with 1.1M. It must have been bought in the 70s for a few thousand dollars.
