It's usually cheaper to renovate, even at this level, than to plow down the whole house and start over. The tear down, permits, construction costs and potential overdrafts can easily cost more than renovating the house. I'm not sure about the restrictions on building McMansions. I have seen a handful of them in the Highlands area...not a lot, but I have seen some. It may very well just have been a cost factor.
